It’s July. The fireworks are (mostly) done, the pool is your new office, and walking outside at noon feels like getting slapped by the sun. Welcome to peak Vegas summer.

I’ve been here long enough that I don’t fight it anymore — I just adapt. And honestly? There are still a lot of things I like about July in Las Vegas.

The Good Stuff

• The Light Shows — Not just the 4th of July. The Strip puts on a show almost every night this time of year, but the best part is watching it from your own backyard in Summerlin or Henderson while the rest of the valley deals with traffic.
• Quiet Neighborhoods — A lot of people head out of town in July, which means less crowded trails at Red Rock and easier access to local spots.
• Pool Season is Peak — If your house has a pool (or you’re looking for one), this is when you really get your money’s worth.

The Reality Check

Yes, it’s hot. Like 110°+ hot. But the mornings and evenings are still usable if you’re smart about it. Early hikes, late evening barbecues, and indoor everything in the middle of the day. You get used to it.

Why July Can Be a Smart Move for Buyers

A lot of people wait until September or October to start looking. That means July and August are actually solid months for buyers. Inventory is decent, some sellers are motivated because they want to close before school starts, and you’re not fighting as many other buyers.
